The Area

Mark Youll's office is based in Purley, South London. Our primary areas of business includes Purley, Sanderstead, Riddlesdown, Kenley, Coulsdon, Whyteleafe and Caterham. Good public transport services from these areas make them prime targets for commuters. Purley is one of only a handful of stations that has 24 hour train services into Central London.

The area is well served with both state and independent schools, nursery facilities and colleges. There are leisure facilities, golf courses, parks, open spaces and to the south, Farthing Down. Croydon town centre has a variety of well-known stores, a traditional market, Fairfield Concert Hall and Ashcroft Theatre.

HIPS

A HIP is a set of documents that provides the buyer with key information on the property and must be provided by the seller or the seller's agent. It is a legal requirement to have a HIP in place before marketing can commence. The HIP lets buyers see important information about the property at the start of the process. This means there is less chance of buyers becoming aware of any surprises at the end of the process. The HIP can help reduce delays and extra expense to the buyer and seller. Tenancy Deposit Scheme

From 6 April 2007, all deposits (for rent up to £25,000 per annum) taken by landlords and letting agents for Assured Shorthold Tenancies in England and Wales, must be protected by a tenancy deposit protection scheme.
